These Terms and Conditions apply to all services provided by Adore Properties Limited.

1. Definitions

In this Agreement:

  • Buyer – The person purchasing the Property
  • Charges – Additional costs as set out in clause 4
  • Completion Date – The date the sale or purchase is completed
  • Fees – The agreed price payable for services
  • Property – The property you instruct us to market or act upon
  • Services – Any services provided by Adore Properties
  • Third Party Services – Services provided by external providers (e.g. conveyancing, mortgages, insurance)
  • Website – www.adoreproperties.co.uk

2. Acceptance of Terms

You will be deemed to have accepted these Terms when:

  • You confirm acceptance online, or
  • You instruct us to proceed with services, or
  • You make a payment for any service

We may update these Terms from time to time. The latest version will always be available on our website.

These Terms are governed by the laws of England and Wales.


3. Our Services

3.1 Service Availability

Full details of our services are available on our website. We reserve the right to amend or withdraw services at any time, although this will not affect services already agreed.


3.2 Instructions

When instructing us, you confirm that:

  • You have the authority to act for the property
  • All relevant parties are aware of and consent to the instruction
  • All necessary permissions have been obtained

We may carry out identity and compliance checks in line with legal requirements.


3.3 Property Marketing

We will market your property using appropriate platforms, including major property portals.

We reserve the right to determine the most effective marketing strategy.


3.4 Property Information

You are responsible for ensuring all information provided is:

  • Accurate
  • Up to date
  • Not misleading

You must notify us of any changes or inaccuracies promptly.


3.5 Energy Performance Certificate (EPC)

It is a legal requirement to have a valid EPC before marketing your property.

You must:

  • Provide a valid EPC, or
  • Arrange one within 7 days of marketing commencing

We can arrange an EPC on your behalf for £125 (including VAT).


3.6 Property Visits

One marketing visit (including photography/floor plan where applicable) is included.
Additional visits may incur a charge.


4. Fees and Charges

4.1 Fees

All fees will be clearly confirmed at the point of instruction and are inclusive of VAT unless stated otherwise.


4.2 Additional Charges

Additional charges may apply where:

  • Extra services are requested
  • Appointments are cancelled at short notice

Missed or late-cancelled appointments may incur a charge.


5. Payment Terms

5.1 Payment Options

Where applicable, we may offer:

  • Pay Now – Payment on instruction
  • Pay on Sale – Payment upon completion

Full details will be confirmed at the time of instruction.


5.2 Pay on Sale (Key Terms)

  • Sole agency period: Normally a minimum of 8 weeks or otherwise stated
  • Initial marketing period: 3 months
  • Fees become payable on the exchange of contracts if a buyer is introduced by us

Your solicitor/conveyancer will be authorised to settle our fees from completion funds.


6. Third Party Services

We may refer you to third-party providers (e.g. conveyancers, mortgage advisors).

  • You are free to choose your own provider
  • We may receive a referral fee (disclosed where applicable and on request)
  • We accept no liability for third-party services

7. Conveyancing Referrals

Where we introduce a conveyancer:

  • They will be regulated professionals
  • You will enter into a separate agreement with them
  • We may receive a referral fee of up to £500, inclusive of VAT

All conveyancing fees, disbursements, and additional services will be outlined separately by the provider.


8. Cancellation and Refunds

You have a 14-day cooling-off period from instruction.

If you cancel within this period:

  • A full refund will be issued unless services have commenced
  • If services have started, reasonable costs will be deducted

Typical charges may include:

  • Marketing visit: £240 (inc VAT)
  • EPC: £125 (inc VAT)

After the cooling-off period, fees may remain payable.


9. Disclaimer

We do not guarantee:

  • Accuracy of third-party information
  • Market conditions or outcomes

You should seek independent professional advice where appropriate.


10. Complaints Procedure

We are members of The Property Ombudsman (TPO) and follow their Code of Practice.

Our Process

  • Acknowledgement within 3 working days
  • Full response within 15 working days
  • Final review (if required) within a further 15 working days

Escalation

If unresolved after 8 weeks, you may refer your complaint to:

11. Client Money Protection

Adore Properties Limited is a member of an approved Client Money Protection Scheme.
